Most Real Estate Agents Fail 50% of the Time When They List a Home for Sale.
To Me, That is Just Unacceptable! My Goal is to Sell 100% of the Homes I List.
In Order to Accomplish This Goal, I have to Work Quite a Bit Differently From Most Agents.

Selling a home in this market is NOT like it used to be.

Gone are the days of simply putting a sign in the yard and having your home sold. In this market, a successful track record and prove techniques MUST be considered when hiring an agent to represent possibly your biggest financial investment. My entire focus when I agree to go to work WITH my clients is to get their home sold. There is a subtle difference there. It’s not for me to sell your home, but to get your home sold. I know that when I focus on ANYTHING besides getting your home sold for the most amount of money on the shortest time with the fewest hassles, I am doing a disservice to you. Sometimes, it’s best if you sell the home without a REALTOR, and sometimes it’s in your best interest to have someone else help you in the selling process. Often, partnering with me is the best way. Whichever way you choose, it is always about you and your home.

When I meet with my clients for the initial consultation which takes just 15-20 minutes, we discuss the home, marketing strategies that you think would be beneficial, the market and of course your pricing options. This consultation is about providing information about the market, our marketing, our heightened communication schedule and seeing if we are even a fit to possibly work together.

There’s no secret, a lot of people are wondering about this plan. It’s very straight forward, and works just like it sounds.

Everyone always asks “What’s the catch?”

Well, this is NOT for everyone. If you want to sell your home only if the “Perfect person from up North comes down with cash, looks only at your home and is not interested in shopping around to see other homes” then this plan is NOT the right fit for you. In fact, I'm probably not the best fit for you either.

I work with serious sellers who want as much as possible for their homes in the current market and value communication, service and expertise. I DO NOT just place a sign in the yard and hope your home sells!

The Catch!

  • The home has to be priced well.
  • Well is NOT giving it away (If you want to sell your home for less than it’s worth, have at it. There are people who specialize in buying undervalued homes, just not me.)
  • Well is NOT below market value.
  • Well IS priced within range of the comparative homes that are currently on the market and have recently sold (This is not a made up number- I look closely at the market and from there I'll be able to see where it should be priced.).
  • Well IS a price that causes buyers to WANT to see your home (If they do not come in, I will never sell your home!).
  • Well IS aggressive enough to prompt an offer (then we can negotiate from there!)
  • The home must be available to show and ready to show on most any occasion. (Obviously, there are some exceptions. Family may be over, birthday party, etc.)
  • If no one chooses to look at the home over an extended time frame, marketing and pricing must be looked at to cause buyers to want to see the home.
